Why Florida Flooring Is Different
- Slab-on-grade is the default subfloor. Unlike northern homes with wood subfloors over a vented crawlspace, most Florida floors install over bare concrete. That makes moisture-vapor emission rate testing (calcium-chloride or in-situ RH probe) the single most important pre-install step — skip it and glue-down wood or vinyl can delaminate.
- Humidity drives every material choice. Indoor relative humidity in a Florida home can swing from 45% to 75% across a year. Solid hardwood and bamboo move with that swing and can cup; engineered wood, rigid-core LVP, and porcelain tile stay dimensionally stable.
- Water is a when, not an if. Ground-floor flooring in much of Florida will see standing water at some point — a slab leak, a hurricane, a burst supply line. 100% waterproof floors (sheet vinyl, rigid-core LVP, porcelain tile) survive a wet event and dry out; laminate and carpet often do not.
- HVHZ and coastal exposure add rules. In Miami-Dade, Broward, and other High-Velocity Hurricane Zone areas, certain assemblies carry product-approval requirements, and salt air near the coast accelerates corrosion on fasteners and transition hardware.
