Why Florida Flooring Is Different

  1. Slab-on-grade is the default subfloor. Unlike northern homes with wood subfloors over a vented crawlspace, most Florida floors install over bare concrete. What is the best flooring for a Florida home on a concrete slab?

For most Florida ground floors, rigid-core luxury vinyl plank (LVP) or porcelain tile wins. Both are 100% waterproof, dimensionally stable over a slab, and shrug off the humidity that cups solid wood. Engineered wood is the choice when you want a real-wood surface over slab. Why does flooring fail in Florida when it lasted up north?

Two reasons: slab-on-grade moisture and indoor humidity. Vapor rises through Florida slabs year-round, and indoor RH swings wide. Products installed without a moisture-vapor emission rate (MVER) test, or solid wood installed without acclimation, move and fail. The fix is matching the material to the slab and humidity, not copying a northern install.

Do I need a permit to install flooring in Florida?
