The Housing for Older Persons Act (HOPA) lets a community lawfully exclude families with children if it meets three federal tests under 24 CFR Part 100, the central one being the 80/20 occupancy rule. The Zero-Threshold Shower
A zero-threshold — or curbless — shower removes the step-over lip so a walker, wheelchair, or unsteady foot crosses the same plane. It is the single highest-impact aging-in-place move, and the 2010 ADA Standards give it hard numbers for size, threshold, and entry width.
The ADA transfer-shower geometry
Under ADA section 608.2.1, a transfer-type shower is 36 in. by 36 in. clear with a 36 in. minimum entry, and any threshold is capped at ½ in. high, beveled or rounded. A true curbless roll-in goes further, eliminating the curb entirely. Either way, the step-over hazard a standard tub-surround creates is gone.
Draining a floor with no curb
Without a curb to contain water, drainage geometry does the containment. The shower pan slopes a single plane at ¼ in. per foot toward a linear drain set at the wall, the method shown in TCNA Handbook curbless details B421C and B422C over a bonded waterproof membrane. A depressed slab section makes the floor flush with the room.
Converting a tub you never use
Most Port St. Lucie aging-in-place projects start as a tub-to-shower conversion: the unused garden tub comes out and a curbless walk-in shower goes in its footprint. Pulling a Florida tub almost always exposes a wet subfloor at the drain, so the conversion doubles as moisture remediation before the new pan is set.

The Non-Slip Floor Spec
A safe aging-in-place floor is defined by one number: dynamic coefficient of friction. A floor that looks identical to a slick one can be far safer when wet, and the spec sheet — not the finish — tells you which is which.
Reading the DCOF number
Under ANSI A137.1, tile recommended for a level interior floor walked on when wet must measure a DCOF of 0.42 or greater by the A326.3 AcuTest. For an aging-in-place shower and bathroom floor, treat 0.42 as the floor and aim higher — many wet-rated mosaics and textured porcelains reach 0.50–0.60+.
- DCOF ≥ 0.42
- The ANSI A137.1 minimum for an interior floor intended to be walked on while wet. Below this, a tile is not rated for wet walking surfaces.
- Smaller tiles, more grout lines
- Inside the shower, mosaic-size tile adds grip and lets the floor follow the slope; the extra grout joints act as traction. Outside the shower, larger tile can run if its DCOF qualifies.
- Texture over polish
- Polished and high-gloss tile rarely meets the wet threshold. A matte or structured surface is the aging-in-place default.

Comfort-Height Fixtures
Comfort-height fixtures reduce how far an aging body has to lower and rise — the motion that triggers many bathroom falls. The toilet and the shower seat are the two that the ADA gives explicit dimensions.
The comfort-height toilet
ADA section 604.4 sets a water-closet seat at 17–19 in. above the finished floor, measured to the top of the seat — the range the industry markets as “comfort height.” In a residential dwelling the code allows 15–19 in., but the 17–19 in. band is the aging-in-place target because it cuts the sit-to-stand drop.
The shower seat and bench
A built-in seat lets a resident shower seated. ADA section 610 governs seat height and depth in accessible showers; a folding or masonry bench at roughly seat height, paired with a handheld shower on a slide bar, turns the curbless shower into a sit-down station.

Fittings that finish the set

Low-Maintenance Finishes

Epoxy grout instead of cement
Cement grout is porous: it absorbs water, stains, and feeds mold unless sealed and re-sealed. Epoxy grout is non-porous, stain- and mold-resistant, and needs no sealer — the right call for a senior who should not be scrubbing or re-sealing joints. Large-format tile, fewer grout lines
On the walls and the dry floor, large-format tile means fewer grout joints, and grout joints are where mold and grime collect. Fewer lines means less surface to clean and fewer paths for water to find the substrate. Inside the sloped shower pan, smaller tile still wins for grip.
Non-porous surfaces throughout
- Porcelain over natural stone — vitrified porcelain absorbs ≤ 0.5% water; unsealed stone drinks moisture and stains.
- Solid-surface or quartz vanity tops — non-porous, seamless, and wipe-clean.
- Mold-resistant, semi-gloss paint — a wipeable sheen on the non-tiled walls.
- Sealed or one-piece shower niches — no porous ledges holding standing water.
The through-line is the same in every choice: pick the surface that does not absorb water, because in this climate the absorbent surface is the one that becomes a maintenance and mold burden for an aging owner.
Grab Bars and Blocking
Grab bars are the safety hardware everyone pictures, but their real requirement is hidden in the wall. The bar is only as strong as the wood framing behind it, and that framing decision is made before the tile ever goes up.
The load and height numbers
A grab bar mounts 33–36 in. above the floor and must resist a 250 lbf load in any direction under the ADA. That force does not land in tile or drywall anchors; it lands in blocking — solid wood framed between the studs.
Why it is a framing decision
In a Florida wet wall, the blocking has to be installed before the waterproofing membrane and tile close the cavity. Retrofitting it later means reopening the shower wall. The Remodel Sequence
An aging-in-place bathroom is built in a fixed order, because several safety specs are impossible to add once a later stage closes the wall or pours the floor. This is the sequence a Port St. Lucie project follows.
- Step1
Demo and moisture check
Remove the tub or old shower and inspect the subfloor at the drain. Florida tear-outs routinely expose a rotted subfloor or mold that must be remediated before anything new is set.
- Step2
Recess the slab and frame blocking
Depress the slab section for the curbless pan and frame solid blocking for every future grab bar and the shower seat — the one stage where these are not a retrofit.
- Step3
Waterproof and slope the pan
Install the bonded waterproof membrane and build the single-slope mortar bed at 1/4 in. per foot to the linear drain, per TCNA detail.
- Step4
Set tile and epoxy grout
Tile with a DCOF ≥ 0.42 wet-rated floor, large-format walls, and finish with non-porous epoxy grout that needs no sealing.
- Step5
Hang fixtures and grab bars
Mount the comfort-height toilet, shower seat, handheld shower, anti-scald valve, and grab bars into the pre-framed blocking. The bathroom is now usable seated or standing.
